Terms and Conditions

These terms govern use of the Dream House website and related services to browse, inquire about, list, buy, sell or rent property in Nepal. By creating an account you agree to them.

1. Accounts

You must provide an accurate full name, a unique username and a working email. You are responsible for your password. Do not share login details. We may suspend accounts used for fraud, spam or misrepresentation of land records.

2. Listings and prices

All asking prices are quoted in Nepalese Rupees (NPR). Listings are invitations to treat, not a binding offer. Ownership, area, road access and encumbrances must be confirmed at the land revenue (malpot) office and through independent due diligence.

3. Commission

Unless a written mandate says otherwise, Dream House charges 2% to 5% of the agreed NPR consideration, scaled by property value as published on the site. There are no hidden marketing fees. Commission is due on successful completion.

4. Inquiries

Messages you send about a listing may be shared with the listing owner and our local advisor. Do not include payment credentials in inquiry forms.

5. Law

These terms are governed by the laws of Nepal. Disputes are subject to the courts of Kathmandu Valley, without prejudice to mandatory consumer protections.
